Dealing with all types of people

In this past one year, for my home rental business I have dealt with so many different types of people that my whole idea of understanding people has been failing. It is my belief that if you are nice with people they will also be nice with you. But trust me that's not the case. I am always trying to give my best services to the customers who rent my place, but there are very few people who genuinely appreciate it, or the majority of them, no matter whatever you do, they will have something to complaint about. During the time of booking, they are extra nice and I tell my hubby, these are good clients, and he always laughs and tells me wait and watch. And that's what happens, they get all freebies from me by being extra nice and after that will stop responding completely.

I had one such client over the last weekend. In all my interaction with her during the booking time, she was extra nice. As always, I fell in the trap, I gave her some additional freebies also in food and service from my side. Her full payment was not done, she was going to do it on check-in. Which is normally the policy, 50% at booking and 50% at check-in. At the time of check-in, she told me give some time, once she settles down, she will do the payment. Again, she was nice here. All my interactions are on the phone because I am not in person over there. After couple of hours, I tried calling her, she did not answer my call, then I left a message and no response to that as well. The matter went on to next day, still she has not paid, and in 2 hours it was their check out time. So finally I had to ask my caretaker to speak with them and inform them to pay immediately.

This behavior was quite a shocker for me, but one thing I am learning is people who become over friendly are the ones who I need to be most cautious with, like this girl. She did not even say Thank you once for all the additional benefits I had given to her. I felt hurt, why people have no gratitude, but then probably it's a learning for me also that I should not be going out of my way and keep it simple business and make a deal of You get what you pay for. There are some then no matter whatever you do but will still have something to complaint about. Sometimes I feel very drained out by interacting with these kind of people.

Whenever I deal with such people, I always tell myself that going forward I am going to keep it very straight, but then I am also very stupid, I keep falling for the trap. My only intention is that the person should have a good experience, but in turn they do not have the same intention which then disappoints me.
